Promotion Tips to Create Real Estate Buyer Excitement
An open house should be an exciting event for everyone. If the seller has an agent, he or she should use all available tools to promote the open house. The seller can also take simple steps to call attention to the exciting opportunity that awaits his or her home’s new owner. For instance, attractive – and preferably – hand-designed signage about the event should be placed strategically near the home or at the entrance of the plat or street.
On the day of the event, the seller can buy bright colorful or shiny metallic balloons at the local grocers or florist. According to “Real Estate Marketing,” attaching balloons to the mailbox and open house signs to catch buyers’ attention and to generate feelings of happiness and enthusiasm.
Ask Questions, Guide Sales Conversations
Once prospects arrive at the event, the homeowner and/or dedicated agent should greet each visitor. It’s important to engage each person by asking questions. Don’t “tell” the prospect or broker why the property is perfect. Use their questions to guide the conversation to that end.
This effective method is often used by successful salespeople and marketers to motivate buyers by customizing the true features of the property according to the buyer’s needs.
If the buyer doesn’t have immediate questions, it’s important to allow him or her the opportunity to browse around. Some prospective buyers have questions after viewing the property.
Visitor Oversight
Since some people visiting an open house are strangers to the buyer or agent, it’s also a good idea to keep a mental idea of how many people are browsing. Ideally, the buyer or agent walks each prospective buyer and his or her representative through the home and walks them to the dedicated exit.
What If…
If the seller is managing an independent open house, it’s important to know the steps involved in buyer and seller offers!
